Reed's Crossing Town Center: A new addition to South Hillsboro

Reed’s Crossing Town Center will serve as a gateway for both residents and newcomers as they turn off of Tualatin Valley Highway into South Hillsboro.


In the works for over a decade, the 474-acre Reed’s Crossing residential development is the largest mixed-use master-planned community in the state by density. Once fully built, the community will boast about 4,000 homes and up to 20,000 residents.


Unlike the monochromatic garage-centric houses that dominate many suburban developments, Reed’s Crossing offers a variety of colors and styles, ranging from single-family homes to multi-family units and retirement living.


Over the past few years, the community has steadily come together through the addition of medical services a school and parks . Now, the town center will provide another piece of the puzzle, bringing everyday essentials and gathering spaces closer to home.


“South Hillsboro is a high-growth area, and Reed’s Crossing Town Center is ensuring that current and future neighbors will be served with needed retail and services. Gramor Development is bringing these businesses to the district in a well-designed and aesthetically pleasing shopping center that will serve not just Reed’s Crossing, but also many surrounding neighborhoods,” Marc Strabic, director of leasing for Gramor Development, said.


Sustainability has also been the name of the game in South Hillsboro, where all homes are required to incorporate solar and EV station hookups, as well as meet a minimum of a Earth Advantage solar certificate — a green standard unmatched by any other large-scale development in the state.


Embracing Hillsboro’s lush landscape, the South Hillsboro District incorporates 286 acres of parks and 15 miles of pedestrian trails, which Gramor acknowledges as a key asset for town center access.


“We cannot underestimate the importance of the walkable, pedestrian-friendly design of not only the town center, but Reed’s Crossing itself. In fact, all walking and bike paths proceed to and through the town center, illustrating a true hub-and-spoke aesthetic in how the center interacts with the community,” Strabic said.


Getting things up and running


According to Ryan Cain, vice president of development for Gramor, the building shells are nearing completion, and several tenant improvements are already underway. If all goes as planned, multiple businesses will open their doors by late spring — likely starting with Market of Choice.


Currently, the development is about 80% leased, inviting retailers to join what looks poised to be one of Hillsboro’s go-to shopping destinations.


“We can help any retailer make a plan and determine if the town center location will be workable for them,” Strabic said.
